Goodwood Court (Hove) Management Ltd September 2008-09-14 Newsletter to all residents Just a few lines to bring everyone up to date with changes happening in the block and to request some information from residents. Please do read this and keep or recycle as appropriate. NOISE: First of all a grumble! There have been a couple of unsocial "parties" which have disturbed other residents in the block in recent times. As you are aware, being a concrete structure, noise and vibration does carry throughout the building – music and general rowdy noise does disturb all the other residents and while they may not be brave enough to confront the perpetrator, they do feel angry about such disturbance. Please be considerate and tone down the noise and disturbance by 11pm. WATER LEAKS A plan of the external STOPCOCKs has been displayed in the entrance lobby of the block. These stopcocks turn off the water to all the flats vertically above the stopcock – there are six such stopcocks. In each flat is a stopcock (looks like a tap) at the point at which the mains water enters each flat – this stops the water to the individual flat. If you have a problem with a water leakage in your flat, you should TURN OFF the stopcock in your flat and then open the taps in your sink and bath to empty any water tanks in your flat which could still provide pressure to the pipes. If for any reason you are unable to turn-off your stopcock (by turning it clockwise) then you should seek help to turn off the appropriate stopcock in the "carpark". To turn off the main stopcocks in the carpark you will need a special tool which is kept in the cupboard in the entrance lobby. The key to this cupboard is accessible by contacting the residents of flat: 1; 8; 16; 17 or at the Surgery. If you have plumbing work done to your flat or if you have a washing machine installed, please ensure that all plumbing is LEAK FREE by checking it carefully after installation (and during use of the washing machine). Water leaks are extremely inconvenient to those who live below you and cause considerable damage. Another common cause of water leak to flats below is by letting your bath overflow…. If you are running a bath, turn off the taps before answering the phone! BICYCLES The bicycle shed is well-used – thankyou – but there are now so many bikes that storage is difficult without damaging other cycles. We are going to install more bicycle racks in the near future which will enable safe and careful storage…. When this is completed, please endeavour to place your bicycles carefully. SMOKING Most people are being considerate to others by not smoking in any of the common areas. We have now installed cigarette bins externally to the front and rear entrances. Please do use these bins rather than throw spent cigarette butts on the ground. LOBBY DECORATION and CARPENTRY We will be repainting the walls of lobbies at floor level 2 and 4 this autumn once construction works on flat 26 are completed. At some stage we will be working with the tenants and owners of the flats which open into the lift lobbies to make changes to the front doors of those flats to meet fire regulations. If any tenants are moving out of these flats, do let us know as it would be convenient time to undertake the work "between tenancies". FLATS with BALCONIES We would remind the residents of flats 26.27.28 and 29 which have balconies to ensure that the balcony surface is kept free of any obstructions in order to allow rainwater to drain down the gullies. Gullies should be kept clear and periodically inspected to allow water to flow freely down the drain. SATELLITES We have been asked once again about the possibility of more flats having satellite access. Last time we asked residents what they wanted, only very few actually desired satellite installation. The current aerial system is good for standard analogue and digital TV. If you are interested in having a satellite service in the future, please let us know as soon as possible and we will then consider whether it is appropriate to arrange a shared installation – a minimum number is required to make a shared service worthwhile. WEBSITE Just to remind everyone that all information about the block is available on the web and all meeting minutes are posted to that site for information. www.goodwoodcourt.org/flats.htmFIRE ALARM TESTING Fire alarms are to be tested on a weekly basis – at or about 8am on a Monday morning. The alarm may sound for a few seconds (different alarms are tested each week) – hence if a short ringing occurs at this time, then it is most likely testing. If there is prolonged ringing of the alarm, please vacate your flat to the place of safety as advised. |
