21 July 2007 Newsletter to all residents Fire precautions Further to a fire risk assessment undertaken on the block, it has been agreed by the Directors to install a fire detection and alert system to the Common Areas in the next couple of months. This work should not disrupt any individual flats or access to the block in any way. Once installed there will be a fire call point within each lobby area and stairwell together with "sounders" on each walkway and within each lobby. We have recognized that the cupboards in each lobby are a potential source of ignitable material and as an initial safety measure, the doors to each cupboard will be removed during August. When the lobby areas are next redecorated it is likely that these cupboards will be removed completely. We will be writing to individual lessees regarding changes that need to be made to the doors and letter boxes of specific flats and also concerning mains-powered heat and smoke detectors within each flat. There is a risk to tenants if walkways and lobbies are obstructed in any way and we wish to advise residents that any bicycles, flower pots, or other objects left in lobbies or on walkways constitutes a breach of health and safety and as such will be removed and destroyed. We have now provided a lockable facility for bicycles and would ask all residents to use that facility for their bicycle storage. Satellite television Following the survey of residents, there seem to be only a few residents who might wish to receive satellite television services. The Directors have therefore agreed that individual flats, with their landlord’s permission, may apply to the Directors for installation of a satellite feed to their flat. The cost of any installation will be responsibility of the flat lessee. However we will require that all satellite feeds are fed from a single satellite dish to be appropriately sited on the roof of the block and that the cabling is attached to the block in a manner that it is concealed from the face of the block. At the time of the next satellite installation request, the Directors will instruct the installers to disconnect all existing satellite dishes, and reconnect the feeds and cables to a single satellite dish. This may disrupt services temporarily. The cost of this work will be charged to all existing and new users. Users should also be aware that satellite services would be further disrupted at any time that work is undertaken to repair the roof surface as cables would have to be disconnected and reconnected while roof surfaces are renewed. Any unauthorized installations will be removed and the costs of such and any damage will be charged to the tenant Pets, washing and parties! Residents are reminded that the terms of the lease and occupancy of the flats prohibit the "hanging of washing" outside of the flats – this includes the walkways and handrails. Residents are also reminded that animals are not permitted within the flats if they cause a disturbance to other residents. Similarly the rights of other residents should be respected and noise/music should be kept to a minimum after 11pm. |
