Enclosed please find: 1: Fire Risk Assessment 2: Accounts for year ended 30th September 2006 3: Copy of the PWA Surveyor’s report following the completion of the Walkway repairs 4: Copy of recent newsletter to occupants We regret to inform owners of the death of James Sibthorp who had been an active member of the block since he first moved here. We understand that he passed away without distress. Further to instruction at the AGM, the Directors are pleased to report that subject to final agreement of various terms and conditions of appointment, Messrs WM Priors are likely to be appointed as Managing Agents for the block with effect from the end of September 2007. Please be advised that future maintenance demands may well be issued from their offices and that it may be necessary to make changes to existing payment arrangements. We will advise accordingly. We have asked Dean Wilson Lang to start work on Lease Amendments as advised and instructed at the AGM. Although individual correspondence may not be necessary for some time, those owners with mortgages may receive a communication from the solicitors requesting permission to write to the Mortgage Lender. We have undertaken quite a lot of work recently to try and stem water penetration from the balconies of top floor flats – hopefully this will have been successful, but time will tell! We have also completed health and safety required works to the Lift Motor Room and Emergency lighting to the common ways has been installed. In accordance with the requirement to undertake and act-upon a fire risk assessment we are awaiting the installation of alarms and call points/detectors as per the attached plan. We have instructed a survey of the main sewer pipes for the block following being alerted to nasty smells! We have had a couple of breaks in soil pipes in the last few years, hence a CCTV survey of the main pipes will hopefully reassure us that there are no problems developing. The lift continues to work reasonably efficiently and is regularly maintained. However the maintenance contract is about £3500 per annum and is due for renewal next January. Before we tie ourselves up with a further five year contract, we hope to seek alternative quotations to provide a maintenance and emergency service. In line with fire requirements we have issued a newsletter to all flat occupants recently which requests that walkways remain free of obstruction – we hope that as owners you will ensure that any tenants remain aware of this requirement. As part of the fire requirements we will be requesting owners of the flats which open into the lobby areas to allow us permission to undertake some preventative work on the doors… new smoke-proof letterboxes; intumescent strips around the front door and installation of door closers. At the same time we hope to fit smoke and heat detectors in those flats. In the next financial year we plan to fit door closers to all flats as well as heat and smoke detectors. We will write again about this in due course. Despite the bad weather, the garden has continued to grow and mowing of what passes for grass has kept it in shape. Two new flower beds have improved the look of the block from Cromwell Road side and these should flourish in the years to come.
